ORERA Projects Information Tool
| Sr. No. | Project | Promoter | District | Type | Status | Year | Start date | Completion date | Carpet area | Units | Files |
|---|
A legal awareness and public information tool designed by Bismay Dash and Associates which allows a complete, searchable directory of every project publicly listed by ORERA (Odisha Real Estate Regulatory Authority) — registered, completed, rejected, revoked and legacy offline projects, with promoter and board details, land parcels, facilities, bank accounts, unit-wise booking status, construction milestones and links to every uploaded document.
It also includes key observations which further help in decision-making; these take into consideration various matrices such as registration status and validity, timeline position (elapsed duration, days past the declared completion date, extensions), quarterly progress filings, promoter portfolio counts from this registry, and data gaps where ORERA publishes nothing. Each observation states its evidence and a suggested verification step; none is a conclusion about any promoter or project, and no score, grade or rating is assigned in this tool.
Before booking, verify: current RERA registration and validity on the official portal; promoter identity and track record; title and encumbrance of the land (Bhulekh Odisha, BhuNaksha); sanctioned building plan and layout; the specific unit (carpet area, floor, amenities) against the agreement for sale; the payment schedule and the 70% RERA collection account; completion timeline and delay compensation provisions; cancellation and refund provisions; parking and common-area entitlements; litigation and complaints (ORERA orders, courts); and, before possession: completion/occupancy certificate, possession notice, final demand and defect-liability terms.
The data in this tool is updated from time to time — new registrations, status changes, extensions, quarterly progress filings and uploaded documents are incorporated periodically — so that the directory remains current. The date on which the data was last collected is shown above.
About The Odisha RERA Projects Information Tool
Every real-estate project marketed in Odisha above the thresholds set by the Real Estate (Regulation and Development) Act, 2016 must be registered with the Odisha Real Estate Regulatory Authority (ORERA). This tool brings every one of those public listings — the complete set of Odisha RERA projects — into a single searchable directory, maintained by Bismay Dash and Associates as a legal awareness and public information resource.
The directory covers all registration outcomes, not only live projects. Registered, completed, rejected and revoked projects are listed alongside the legacy Odisha RERA projects registered offline between 2017 and 2021. Nothing is added and nothing is withheld: every field shown here is compiled from what ORERA itself publishes on its own portal and servers.
Frequently Asked Questions
What are Odisha RERA projects?
RERA projects are real-estate developments — apartments, plotted schemes, commercial and mixed-use projects — that promoters must register with the Authority before advertising or selling any unit. Registration gives each project a public file: promoter identity, land details, plan approvals, timelines, quarterly progress filings and the documents uploaded with the application. Odisha RERA projects range from single-building apartments to large plotted townships.
The registry exists so that a buyer can verify a project’s legal standing before paying money. Odisha RERA projects filed since 2021 are registered through the online system and carry the fullest public data. Projects registered under the earlier offline process carry a shorter record, and the sections they do not publish are simply shown as absent.
How many RERA projects are registered in Odisha?
This directory currently lists 2,141 Odisha RERA projects — 1,505 registered through the online system and 636 legacy projects registered offline between 2017 and 2021. Together they account for 19,535 public document links and 109,596 units on record, from 1,313 distinct promoters. Registration years span 2017–2026.
By type, residential developments dominate the Odisha RERA projects registry, followed by plotted schemes, mixed-use and commercial projects. Registration activity has continued every year since 2017, so the directory is useful both for checking a new launch and for tracing the history of an older project in your locality.
Which districts have the most Odisha RERA projects?
District-level coverage is computed live from the registry.
Khordha district, which includes Bhubaneswar, accounts for the largest share of Odisha RERA projects, followed by Ganjam, Cuttack and Puri. Use the district and tahasil filters above the table to narrow the Odisha RERA projects directory to any part of the state, and the registration-year filter to focus on a particular period.
What do the registration statuses mean?
Every project in this directory carries one of five statuses:
- Registered Online After 2021 — the project holds a registration certificate issued through ORERA’s online system.
- Registered Offline Between 2017 and 2021 — a legacy registration made under the earlier offline process.
- Completed — the promoter has reported the project as completed.
- Rejected — the application was rejected, so the project is not currently registered.
- Revoked — a registration that ORERA has revoked.
A rejected or revoked status is a registry fact, not an accusation, and it is not uncommon in the history of Odisha RERA projects. Applications are rejected for reasons ranging from incomplete documents to objections on the land record, and a later, successful application is common. Always read the underlying orders on the official portal before drawing any conclusion.
How do I check if a project is registered with ORERA?
Type the project name, promoter name or registration number into the search box above, and open the project to see its full record — promoter and board details, land parcels, facilities, the 70% collection bank account, unit-wise booking status, construction milestones and every uploaded document.
Then verify the current status on the official ORERA portal at rera.odisha.gov.in. Registration status changes over time — certificates are issued, extended, completed and revoked — and the official record is always the authoritative one. This directory of Odisha RERA projects helps you find and read the record; the portal confirms it.
What information does each project record contain?
Each of the Odisha RERA projects in this directory compiles what ORERA publishes, organised into sections: registration particulars and validity dates; promoter details and board members (directors, partners or trustees); associated professionals such as architects, structural engineers, chartered accountants and contractors; land parcel details with plot, mouza, khata and kisama numbers; facilities; the RERA 70% collection bank account; buildings and phases; unit-wise booking status wherever published; parking summary; construction milestones with completed and pending items; and quarterly progress reports with fund disclosures.
Every uploaded document is linked to the file as hosted on ORERA’s own servers — registration certificates, building plans, title documents, promoter declarations, progress reports, extension orders and corrigenda. Where ORERA publishes nothing for a section, the section is absent; that is a limitation of the source registry, not of this tool.
What are key observations?
Each project carries rule-based observations compiled in your browser from the published data alone: registration status and validity, timeline position (elapsed duration, days past the declared completion date, extensions), quarterly progress filings, promoter portfolio counts from this registry, and data gaps where ORERA publishes nothing.
Each observation states its evidence and a suggested verification step. No score, grade or rating is assigned, and no observation is a conclusion about any promoter or project. The observations exist to tell you what to check next — not what to think.
How do I use the search, filters and comparison tool?
The search box accepts a project name, promoter name, registration number, PIN code or promoter office address. The dropdown filters narrow the directory by source (online or legacy offline), status, district, tahasil, project type, unit count and registration year. The areas toggle switches carpet-area figures between square metres and square feet.
Open any project for its full record and documents. Add up to five projects to the comparison tool to place their registration dates, timelines, units, carpet areas and filings side by side. The table headings sort the directory — for example, by completion date to find long-running projects, or by carpet area to compare offerings.
The filters also carry through the page address, so a filtered view — say, residential Odisha RERA projects in Khordha — can be bookmarked, shared or linked from another page and will open exactly as it was left.
How current is this Odisha RERA projects data?
The Odisha RERA projects dataset in this tool is updated from time to time: new registrations, status changes, extensions, quarterly progress filings and uploaded documents are incorporated periodically so that the directory remains current. Registration statuses are re-checked daily, and documents, milestones and unit-level data for active projects are re-verified on a 90-day cycle.
The “data last collected” date shown above the table is the collection date of the current snapshot. Because a registry can change between collections, treat this Odisha RERA projects directory as a finding aid and confirm anything material on the official portal.
What should I verify before booking a flat or plot?
Before booking, verify: the project’s current RERA registration and validity on the official portal; the promoter’s identity and track record; title and encumbrance of the land on Bhulekh Odisha and BhuNaksha; the sanctioned building plan and layout; the specific unit (carpet area, floor, amenities) against the agreement for sale; the payment schedule and the 70% RERA collection account; the completion timeline and delay-compensation provisions; cancellation and refund provisions; parking and common-area entitlements; and any litigation or complaints.
Before possession, verify the completion or occupancy certificate, the possession notice, the final demand and the defect-liability terms. The Real Estate (Regulation and Development) Act, 2016 and the Odisha RERA rules are published on India Code and on the Authority’s website, and our Acts & Statutes section carries plain-language guides to them.
This checklist is general. What matters in a given transaction depends on the project, the land and the agreement — which is why the observations in each project record point you to the specific items worth checking for that project.
Does this tool assign any score or rating?
No. This is a deliberate choice. A number attached to a project can mislead more than it informs, because the registry data behind Odisha RERA projects is incomplete in different ways for different projects. This tool therefore shows registry facts, evidence-backed observations and suggested verification steps — and leaves the judgement to you and your legal adviser.
Does the tool collect personal data?
No. The page sets no cookies, runs no analytics or tracking scripts, and collects no personal data. Search, filtering and comparison all happen in your own browser. Nothing you type is sent anywhere.
Why do some Odisha RERA projects show “not available” for carpet area?
Where ORERA publishes no carpet-area figure for a project, this tool shows “not available” rather than zero, because zero would be misleading. Legacy offline registrations in particular often publish no unit-level areas. Before comparing carpet areas across projects, check whether the figures are stated in square metres or square feet — the areas toggle above the table converts between them.
What is the 70% collection account?
Under the Act, seventy per cent of the money buyers pay must be deposited in a separate account kept with a scheduled bank, and withdrawn only in proportion to the certified progress of the work. The account details ORERA publishes for each project are shown in the project record. Confirm the account you are asked to pay into matches the one on the registration, and that your payments are receipted against it.
What happens when a completion date passes?
For many Odisha RERA projects, the declared completion date passes without completion being reported. The promoter may then seek an extension, which is recorded in the registry as an extension order with its supporting documents. The key observations in each project record state the elapsed duration, the days past the declared completion date and the extensions granted, so that you can ask the promoter and the Authority the right questions rather than assume a delay means default.
Who maintains this Odisha RERA projects tool?
The tool is designed and maintained by Bismay Dash and Associates, a full-service law firm headquartered in Bhubaneswar, Odisha, with a pan-India practice, as part of its Knowledge Centre initiative for legal awareness, education and research. The firm acts for buyers, allottees and promoters across ORERA as well as other state RERA registrations, complaints, litigation, apartment law and property due diligence.
